Steady attention without excessive speculation.
The Toronto-based brokerage, listed as PAPL on NYSE American, is moving funded Canadian residential loan files onto the chain. Each file becomes a digital record, not a new mortgage security. So the headline number needs a careful read.
Pineapple is migrating its own funded residential mortgages, and the loans themselves stay in Canada. According to Injective, each mortgage becomes a metadata-rich on-chain record tied to the underlying loan file. In other words, the token is a digital counterpart, not a repackaged bond.
Every record carries more than 500 data points. These cover loan-level detail, provenance, and update history for audit trails and risk analysis. Meanwhile, legal ownership, servicing, and borrower payments all remain in the original Canadian legal stack.
The program is also still early. Pineapple’s live dashboard shows 2,079 records, up from 1,259 at launch. That is roughly 7.2% of the 29,000-plus funded mortgages the company wants to migrate.
The program launched in December 2025 with about $412 million, or C$570 million, across 1,200-plus files. CoinDesk reported the launch and the stated goal of more than $10 billion, or C$13.7 billion, in total.
Today the records trade on-chain as the asset PAPL0. Token Terminal lists PAPL0 at roughly $1.1 billion in asset market cap, up about 48% over nine months. That figure is the one Injective cites to support the $1 billion line.
Still, the methodology is not public. Token Terminal does not spell out whether the number sums unpaid balances, origination amounts, or a CAD-to-USD conversion. As a result, the headline rests on an issuer dashboard plus a market-cap label rather than an audited on-chain print.
A large PAPL0 figure also predates this week’s news. Back on 29 May 2026, Token Terminal already put tokenized real estate and mortgages near $1.3 billion. Pineapple led that list. So the $1 billion crossing reflects a dataset that has been building for months, not a sudden inflow.

The gap matters, because different trackers show very different numbers for these mortgage records on Injective. DefiLlama puts Injective’s DeFi TVL near $9.71 million and its RWA active market cap at about $600.
Those figures are nowhere near $1 billion. So the $1 billion is best read as referenced loan value, not as capital locked in Injective DeFi. Coindoo made the same point plainly, noting that the number measures referenced mortgage value rather than crypto liquidity.
The wording shift is telling too. On Wednesday the milestone post said “real estate mortgages have been tokenized.” By the Monday recap, that had tightened to “mortgage records.” That distinction is the whole story.
Coverage is also thin at the top tier. Crypto newswires echoed Injective’s blog. Yet Bloomberg, Reuters, and The Block have not run a dedicated story on the print. So the number stays project-announced and Token Terminal-labeled for now.
This point is easy to miss, so it is worth stating clearly. A PAPL0 record does not convey title to a house or a claim on borrower cash flows. Instead, it is a shared audit object that mirrors a loan file the company already owns and services.
Tokenizing the book therefore does not create 1:1 redeemable tokens, DEX liquidity, or transferable legal mortgages. Borrower payments still flow through the Canadian servicing system. According to the blog, even Injective’s new SEC-registered transfer-agent status does not turn these records into securities.
INJ traded softly when the news first broke. The token printed near $4.97 on Wednesday and around $4.81 on Thursday, with some venues showing a down day. Then it recovered into the weekend.
By Monday, MetaMask showed INJ near $5.65, up about 9.77% on the day, on roughly $113 million of volume. Yet the early prints were mixed, so the bounce should not be read as a clean one-to-one reaction to the announcement alone.
Separately, Pineapple runs a $100 million INJ treasury, staked with Kraken as a primary validator. That treasury is a distinct program and should not be confused with the mortgage-record migration. (This article is not financial advice.)
Pineapple has framed $1 billion as a beginning rather than a finish line. With about 7.2% of files migrated, the path to the full $10 billion book is long. Planned products, such as a mortgage data marketplace and a “Pineapple Prime” yield layer, remain announced but not yet evidenced as live.
For now, the milestone is a real infrastructure step and a marketing print at the same time. Social reaction split along the same line. Ambassador accounts cheered the “RWA hub” framing, while explainer posts paired the 2,079 records with the far larger $10 billion goal.
Three things are worth watching next. First, an independent audit of the records against chain state. Second, a public contract address for PAPL0. Third, whether major desks pick up the number. Until then, treat mortgage records on Injective as a growing data layer, not $1 billion of on-chain mortgage liquidity.
